The 5 Things I Would Do If I Had to Get My Home on the Market in Two Weeks
By Tana Widdows, Compass | Chapel Hill, Durham, Cary & the Triangle
Life happens. Sometimes a new job, family change, or opportunity means you need to get your home on the market quickly. The good news? You don't need six months to prepare your home for sale. If I had to list my own home in just two weeks, these are the five things I would focus on.
1. Start with Curb Appeal
Buyers start shopping online long before they ever step foot inside a home. Your first photo is everything.
If buyers don't love the first picture, they often won't even scroll through the rest of the listing. You have to catch their attention at the curb.
In two weeks, I would focus on the basics:
- Mow and edge the lawn
- Freshen mulch and flower beds
- Trim overgrown shrubs
- Power wash the driveway and front porch
- Add seasonal flowers or planters
- Paint or touch up the front door if needed
The goal is simple: create a first impression that makes buyers excited to see more.
2. Declutter, Deep Clean, and Pack Up Half of My Stuff
When selling a home, less is almost always more.
I would pack up about half of my belongings and store them in the attic, garage, or a storage unit. Decluttering makes rooms feel larger, brighter, and easier for buyers to imagine themselves living in.
If moving out completely and professionally staging the home wasn't an option, I would call my favorite stager.
I would ask her to:
- Tell me exactly what to pack away
- Identify what should stay
- Rearrange furniture and décor so the home photographs beautifully
Once everything was set, I would have the house professionally deep cleaned.
Buyers can absolutely tell when a home is clean. Every home takes on its owner's everyday smells—cooking, pets, candles, and life in general. A deep clean helps a home feel fresh and move-in ready.
3. Paint Neutral Colors and Refresh the Floors
Paint is one of the highest-return investments you can make before selling.
If my walls were bold colors or showing wear and tear, I would repaint them in a soft, neutral color. Neutral colors help buyers focus on the home itself rather than your personal style.
I would also:
- Professionally clean carpets
- Refinish hardwood floors if they were scratched or worn
- Touch up damaged trim and baseboards
Fresh paint and clean floors instantly make a home feel newer, brighter, and well-maintained.
4. Update Dated Light Fixtures and Hardware
You don't have to do a full renovation to make a home feel current.
Some of the biggest transformations come from relatively small changes.
I would replace dated:
- Light fixtures
- Cabinet hardware
- Bathroom mirrors if needed
- Builder-grade faucets where it made sense
These improvements are relatively inexpensive but can make a huge impact on how buyers perceive your home. Small updates help buyers feel like the home has been cared for and thoughtfully maintained.
5. Hire a Realtor with a Proven Track Record
Choosing the right Realtor may be the most important decision you make.
If I were hiring an agent to sell my own home, I would ask a lot of questions.
I would look for:
- A proven track record of successful sales
- Great client reviews
- High-quality marketing
- Experience selling homes in my area
- Experience selling homes in my price point
Then I would ask them to show me:
Their Comparative Market Analysis (CMA)
I would want to know what my home is worth and why.
My Biggest Competition
I would ask which active listings buyers will compare my home against and what makes those homes competitive.
Their Pricing Strategy
I would ask whether they recommend:
- Pricing high for negotiations
- Pricing at fair market value
- Pricing strategically to potentially create multiple offers
Most importantly, I would ask them to explain why that strategy makes sense specifically for my home.
Their Marketing Plan
Professional photography, video, staging recommendations, digital marketing, social media, agent networking, and listing strategy all matter. I would want to see exactly how they plan to position my home to attract the right buyers.
Final Thoughts
Preparing your home for sale doesn't have to be overwhelming. If I had only two weeks to get my own home ready, I would focus on the things that create the biggest impact:
- Improve curb appeal.
- Declutter and deep clean.
- Paint and refresh flooring.
- Update fixtures and hardware.
- Hire the right Realtor and create a smart pricing and marketing strategy.
The homes that sell for the most money are rarely the perfect homes—they're the homes that are prepared thoughtfully and marketed strategically.
