If you're searching for homes for sale in Chapel Hill, NC, thinking about relocating to the Triangle, or preparing to sell your home, welcome. Chapel Hill is one of those rare places that truly lives up to the hype.

I've been fortunate to help families relocate from across the country, first-time buyers find their dream homes, and longtime residents successfully sell homes they've loved for decades. Every client has different goals, but almost all of them fall in love with Chapel Hill for the same reasons: beautiful neighborhoods, exceptional schools, incredible restaurants, miles of greenways, and a community that values education, nature, and connection.

As a Realtor with Compass specializing in Chapel Hill, Carrboro, Durham, Cary, Raleigh, and the greater Triangle, I believe buying a home isn't just about square footage—it's about finding the lifestyle that's right for you.

Why So Many People Are Moving to Chapel Hill

Chapel Hill consistently ranks among the best places to live in North Carolina because it offers something few communities can:

  • Top-ranked public schools
  • Beautiful luxury neighborhoods
  • Walkable communities
  • Excellent healthcare
  • A vibrant downtown
  • Hundreds of acres of protected green space
  • Strong long-term home values
  • A welcoming, educated community

Whether you're relocating for UNC, Duke, RTP, healthcare, biotech, or simply looking for a better quality of life, Chapel Hill deserves to be on your list.

Where is Chapel Hill?

One of Chapel Hill's greatest strengths is its location.

Average drive times:

• UNC Hospital – 5-10 minutes

• Downtown Chapel Hill – 5 minutes

• Duke University – 20 minutes

• Duke Hospital – 20 minutes

• Research Triangle Park – 25 minutes

• Raleigh-Durham International Airport (RDU) – 30 minutes

• Downtown Raleigh – 35 minutes

• Jordan Lake – 20 minutes

• Wilmington Beaches – about 2½ hours

• Blue Ridge Mountains – about 3 hours

You truly get the best of everything.

Chapel Hill Real Estate Market

One of the things I love about Chapel Hill real estate is that every neighborhood has its own personality.

You'll find:

  • Historic homes built in the 1920s
  • Mid-century architecture
  • Luxury custom homes
  • Golf course communities
  • New construction
  • Modern townhomes
  • Condominiums close to UNC
  • Estate properties on multiple acres

Home prices generally range from the $300,000s for condos to over $5 million for luxury estates.

The Best Neighborhoods in Chapel Hill

The Oaks

Luxury homes surrounded by mature trees and the Chapel Hill Country Club create one of the area's most prestigious addresses. One of the things I love the most about this neighborhood is that each home is custom built, and you can find brand new, newly remodeled and homes in their original condition.

Typical price range:
$1.2M-$4M+

Perfect for:
Golf enthusiasts, executives, luxury buyers and families wanting large private lots. It's a great location and close to everything. Membership at Chapel Hill Golf Club is one of the most reasonable in the Triangle.

Governors Club

If privacy, security and luxury are important to you, Governors Club is hard to beat.  It has a 29 hole Jack Nicklaus golf course that the golf members love. You don't have to join the club to live inside the gates of Governors Club, and you don't have to live inside the gates to be a member of the club. It's one of the most expensive Golf Clubs in the Triangle, but I hear it's worth it. People love having second homes here because they are safe behind the gates of the community, and they feel like they don't have to worry about anything in the home while they are gone. It also attracts a big relocation population, with lots of people coming from California, New York, Florida, Washington DC, Virgina, New Jersey, and Boston.

This gated golf community offers custom homes, spectacular views, walking trails and one of the finest country club lifestyles in North Carolina.

Typical price:
$900K-$5M+

Meadowmont

One of my favorite neighborhoods for convenience. This is one of three planned Communities in Chapel Hill. Southern Village and Brier Chapel are the other two planned Communities in Chapel Hill.

Residents can walk to restaurants, coffee shops, boutiques, fitness studios, UNC medical offices and parks.  They also have access to wonderful greenways and the Oaks Country Club.

It's especially popular with physicians, medical professionals and relocation buyers. One of the most unique home types in Meadowmont is the "brownstone" like townhomes with garages and elevators. These brownstone townhomes go for a premium and sell for $1.5M+.

One thing to be mindful of, with a lot of planned communities you expect to have a pool and maybe some tennis courts or something. That's not the case with Meadowmont. You will need to join a Club to get amenities, and thankfully Chapel Hill Country Club is just around the corner in the neighborhood next door, the Oaks.

Typical price:
$600K-$2M+

Southern Village

Southern Village feels like a small town inside Chapel Hill.

Front porches, neighborhood parks, restaurants, schools and community events create an incredible sense of connection. Southern Villiage even has it's own movie theater. Most years the greens in Southern Village host the Chapel Hill fireworks.

Many buyers tell me this is exactly how they imagined raising a family. This community has lots of tennis courts and one of the biggest pools any HOA has.

Typical price:
$600K-$1.4M

Lake Hogan Farms

Beautiful custom homes surround lakes, walking trails, tennis courts, clubhouse and one of the most social neighborhood pools in Chapel Hill.

Families especially love the community feel during the summer months.

Typical price:
$900K-$2M

Historic Downtown Chapel Hill

If you love character homes, mature trees and being able to walk to Franklin Street, this area is unmatched.

Expect beautiful architecture, historic charm and some of the strongest appreciation in town.

Gimghoul

This may be my favorite neighborhood in Chapel Hill.

Tucked quietly between UNC and downtown, Gimghoul offers winding streets, historic architecture and the iconic Gimghoul Castle.

Very few neighborhoods feel this magical.

Coker Hills

Large wooded lots, classic architecture and proximity to UNC make Coker Hills one of Chapel Hill's hidden luxury neighborhoods. One of the highest concentrations of modern homes.

Greenwood

Known for quiet streets, mature landscaping and beautiful homes, Greenwood is a favorite among buyers wanting convenience without sacrificing privacy.

Laurel Springs

One of Chapel Hill's best-kept secrets.

Homes back to mature woods and Morgan Creek trails while residents enjoy tennis courts, pickleball, basketball, playgrounds and a true neighborhood atmosphere.

Briar Chapel

Although technically located just outside Chapel Hill ( but it has a Chapel Hill address- smart developers) in Chatham County, many relocation buyers include Briar Chapel in their search.

It offers newer homes, miles of trails, resort-style pools, fitness facilities and one of the strongest community calendars in the Triangle.

Fearrington Village

Known nationally for its picturesque setting, Fearrington Village combines luxury homes, walking trails, restaurants, boutique shopping and a peaceful lifestyle unlike anywhere else.

Chapel Hill Schools

One of the biggest reasons families move here is the school system.

Highly regarded public schools include:

  • East Chapel Hill High School
  • Chapel Hill High School
  • Carrboro High School
  • Rashkis Elementary
  • Scroggs Elementary
  • Seawell Elementary
  • McDougle Middle School

Private school options include:

  • Durham Academy
  • Carolina Friends School
  • Emerson Waldorf School
  • St. Thomas More Catholic School

Because school assignments can change, I always encourage buyers to verify assignments before making an offer.

Healthcare

Healthcare is one of Chapel Hill's greatest strengths.

Many residents work at:

  • UNC Health
  • Duke Health

These nationally recognized healthcare systems continue to attract physicians, researchers and medical professionals from around the country.

Restaurants I Recommend Again and Again

One of the best parts of living here is the food.

Some of my favorites include:

  • Bin 54
  • Lantern
  • Osteria Georgi
  • Oakleaf
  • Bluebird
  • Tesoro
  • Neal's Deli
  • Hawthorne & Wood

Whether you're celebrating a closing or grabbing lunch between showings, Chapel Hill has an incredible dining scene.

Coffee Shops Worth Visiting

If we're meeting before a day of home tours, chances are we'll end up at one of these:

  • Caffe Driade
  • The Root Cellar
  • Open Eye Cafe
  • Gray Squirrel Coffee

Each has its own personality and gives visitors a feel for the community.

Shopping

Residents enjoy a mix of national retailers and locally owned businesses.

Favorites include:

  • University Place
  • Meadowmont Village
  • Eastgate Crossing
  • Franklin Street boutiques

Outdoor Living

One thing buyers consistently underestimate is how much green space Chapel Hill offers.

Some favorite places include:

  • Morgan Creek Trail
  • Bolin Creek Trail
  • Carolina North Forest
  • Battle Park
  • Jordan Lake

One of my favorite walks is along Morgan Creek Trail. It's peaceful, shaded and reminds me why so many people choose to live here.

Tar Heel Spirit

Chapel Hill is home to the University of North Carolina.

Game days bring the entire town together.

Whether it's football at Kenan Memorial Stadium or basketball inside the Dean Smith Center, there's an energy that's hard to describe until you've experienced it.

Hidden Gems Only Locals Know

These are the places I recommend to friends, family and clients all the time:

  • Purple Bowl
  • Neal's Deli
  • Drift Cafe
  • Chelsea Theater
  • Chapel Chill
  • Feeders Pet Supply
  • Tesoro
  • My Muses Card Shop
  • Anna Tailor & Alteration

These local businesses help make Chapel Hill feel like home.

Frequently Asked Questions

Is Chapel Hill expensive?

Compared to many North Carolina cities, yes. However, buyers often find the schools, amenities, healthcare, and quality of life provide exceptional long-term value.

Is Chapel Hill a good place to retire?

Absolutely. Many retirees appreciate the walkability, cultural events, lifelong learning opportunities through UNC, excellent healthcare, and active communities.

What are the best luxury neighborhoods?

The Oaks, Governors Club, Coker Hills, Greenwood, Lake Hogan Farms and Historic Downtown Chapel Hill are among the area's premier luxury communities.

Is Chapel Hill better than Durham or Raleigh?

Each city has its own strengths. Chapel Hill offers a more intimate, college-town feel with exceptional schools and green space, while Durham and Raleigh provide larger urban centers and additional employment hubs. Many buyers tour all three before deciding which lifestyle fits them best.

What are property taxes like?

Taxes vary depending on whether a home is in Orange County or Chatham County, whether it is inside town limits, and other factors. I help every client estimate property taxes for the homes they're considering so there are no surprises.
