Selling a Home in Chapel Hill, NC? 5 Things I’d Do Before Listing in Today’s Market.

Selling a Home in Chapel Hill, NC? 5 Things I’d Do Before Listing in Today’s Market.

5 Things I Would Do to Get My Chapel Hill Home Ready to Sell in This 2026 Fall Market

If I were getting ready to sell a home in Chapel Hill or Carrboro right now, I would approach the process differently than I would have a few years ago.

The good news is that the Chapel Hill and Carrboro real estate market continues to show strength. In August 2026, the average sales price was $800,101, up 17.9% from the previous year, and homes averaged 29 days on market. But there is another number sellers need to pay attention to: inventory was up 22.7% year over year.

That means buyers have choices.

Add rising mortgage rates and the approaching holiday season, when we typically have fewer active buyers, and preparation becomes even more important. A great house can absolutely sell well in this market—but sellers need to get the price, presentation and marketing right from the beginning.

Here are the five things I would do if I were preparing my Chapel Hill home for sale right now.

1. Price It Competitively From Day One

Pricing has always mattered, but in a market with more inventory, it matters even more.

When buyers have several comparable homes to choose from, you don't want yours to be the one they eliminate because the price feels too ambitious. And with mortgage rates higher, buyers are paying close attention to the relationship between price, condition and monthly payment.

My goal wouldn't necessarily be to have the cheapest home on the market. It would be to make sure buyers see it as one of the best values in its competitive set.

I would look carefully at recent Chapel Hill and Carrboro home sales, competing active listings, condition, location, lot, updates and price-per-square-foot—but I would also look at what buyers are actually choosing.

Pricing based on where the market is today, rather than where it was six months ago or what a neighbor sold for two years ago, can make an enormous difference.

2. Catch Buyers at the Curb

Before a buyer walks through your front door, they've already formed an opinion about your home.

And today, that usually happens online.

Your exterior photo is often the first image a potential buyer sees on Zillow, Realtor.com, Google or their agent's MLS search. If that first photo doesn't make them want to see more, they can simply keep scrolling.

Before listing, I would:

  • Trim trees, shrubs and overgrown landscaping
  • Freshen mulch and landscaping
  • Power wash the driveway, walkways and exterior as needed
  • Clean the gutters
  • Touch up exterior paint and consider painting the front door
  • Make sure the entry feels clean, welcoming and well maintained

You don't necessarily need to spend a fortune. You need buyers to feel from the very first photograph that this is a home worth seeing.

3. Declutter, Depersonalize and Make It Shine

If you're selling your Chapel Hill home while you're still living in it, your goal is to make it feel like your home as little as possible—and help buyers imagine it as their home.

I recommend removing excess furniture, family photos, countertop clutter and anything that makes rooms feel smaller.

Then I would focus on condition.

Deep clean the home. Clean the carpets. Touch up or repaint walls in warm, neutral colors where needed. Refinish visibly worn hardwood floors if it makes financial sense. Clean windows, baseboards, light fixtures and all those little areas we stop noticing when we live somewhere every day.

Buyers notice condition, especially when they have more homes to compare.

A clean, bright, thoughtfully prepared home communicates something important: this home has been cared for.

4. Invest in Professional Photography and Video

This is not the place I would cut corners.

Most Chapel Hill home buyers begin their search online, whether they already live in the Triangle or are relocating to Chapel Hill from another state. Your photography and video may be their first showing.

Professional photography should make buyers stop scrolling.

For the right property, I also recommend professional video, drone photography, floor plans and other digital marketing that helps buyers understand not only the house, but the property, neighborhood and lifestyle.

The better your home presents online, the more likely you are to turn an online view into an in-person showing.

Bad photos don't sell a good house. Great marketing gives that house the opportunity to be seen.

5. Have a Marketing Plan—Especially for the First Two Weeks

Putting a home in the MLS is not a marketing plan.

When I list a home in Chapel Hill, Carrboro or the surrounding Triangle, I want to know exactly how we're going to create attention around that property—especially during the critical first days and weeks on the market.

That means thinking about photography, video, digital advertising, social media, agent-to-agent marketing, email marketing, open houses, private showings and making the home as easy as possible for buyers to see.

Your first week on the market is incredibly valuable. That's when your listing is new, buyers receive alerts and agents begin sharing it with their clients.

I want to capitalize on that attention rather than list the home and then figure out how we're going to market it.

Selling a Home in Chapel Hill? Preparation Matters More in This Market

The Chapel Hill and Carrboro housing market is still producing strong sales, but today's sellers are competing for buyers' attention.

With inventory up 22.7% compared with last year, buyers have more choices—and that's exactly why pricing, preparation and marketing matter.

The homes that stand out aren't necessarily the homes with the biggest renovation budgets. They're the homes where the seller and their Realtor have been thoughtful about price, presentation, photography, accessibility and marketing from day one.

If you're thinking about selling a home in Chapel Hill, Carrboro, Durham, Pittsboro or the surrounding Triangle area, I would be happy to walk through your home with you and help you determine what I would—and wouldn't—spend money on before putting it on the market.

Sometimes the smartest pre-listing strategy isn't doing more. It's knowing which improvements will actually matter to today's buyers.
